Are For Sale signs permitted? 

Yes. For Sale signs must be displayed on the inside of one (1) window of the unit. Signs cannot be placed on the grass, in front of the unit, or at the entrance to the complex. 

 

Are realtor lock boxes permitted? 

Yes. 

 

Are there any pet restrictions? 

There are no restrictions on the number of pets. Please see the Declaration for restrictions of the permitted types of pets and breeds.  

 

Are there any occupancy restrictions? 

No more than three (3) unrelated students may reside in a unit. 

 

Are there any leasing restrictions? 

No. 

 

What are the parking rules for residents? 

Restricted/reserved parking owners have purchased directly from the builder. Passes are required. 

 

What are the parking rules for visitors? 

Visitor parking is on a first-come, first-serve basis. Visitor passes are required  

 

Are there restrictions regarding changes to the common elements? 

All changes to common elements must be approved by the Board of Directors prior to any work commencing. No pergolas, awnings or sheds are permitted in rear yards.  

 

Is there sub-metering of utilities? 

No. 

 

Are there any unusual maintenance items? 

Eaves, downspouts and the roof are the responsibility of the Corporation. The remainder of the exterior components of units are the responsibility of the Owner. 

 

Are there any bulk utilities included in the common expenses? 

No. 

 

Is there private waste pickup? 

Yes. Units on Fallowfield (30-40) have waste collected by the City of Kitchener. 

  

Are there any amenities? 

No.  

 

Are there any smoking or cannabis restrictions? 

No.
